2: Marketing
The next step in the process is to market the property with the right agent. You may want to know the trading hours, flexibility, and any professional membership the agent have to give you an extra piece of mind. We understand how important is to market your property at the right channels to get a decent buyer. Elite Properties is member of Property Ombudsman & subscribed to all the major property portals such as Rightmove, Zoopla, and the digital property group, which covers 95% of the UK population. We are also committed to market in local media to give more local coverage to your property. When you instruct Elite Properties to market your property you automatically get the coverage to all the portals and local media. In addition to that you can also be rest assured that since we are member of Property Ombudsman we will abide by their guidelines.

3: Energy Performance Certificate (EPC)
By law we will require an EPC before we can start marketing your property for sale. We understand that you may not have this readily available however we can arrange this on your behalf.

4: Prepare Your Property To Sell
A lot of people miss out on this aspect of selling. We at Elite Properties London Ltd know the importance and make sure that your property is fully prepared to attract new buyers. We will consult with you for any improvements which can enhance the value and saleability of your property such as keeping the property in tidy condition especially at the time of viewing. We will ask you to specify the items which are included in sale and which you are taking away with you. As part of marketing your property we will organise professional photographs, floor plans, and if possible video tour of your property.

5: Arranging a Viewing:
Appointments to view your property can be arranged at a mutually convenient time, and a member of our team will always be present to conduct a viewing. So you can relax and leave the sales talk to us.

6: Offer
When we receive an offer on your property we will immediately notify you verbally and in writing. We will also negotiate between you and prospective buyer to achieve a best possible price.

7: Acceptance of Offer
Provided you are happy with the offer and want to proceed with it we will need to instruct your solicitors. So it will be good to have these details to hand along with the possible exchange/completion date. We have a panel of recommended solicitors on hand.

8: Sales Progression
After your solicitors are instructed we will keep you posted with the survey and other important updates such as if the prospective buyer has got the mortgage (if they require the mortgage to buy the property) with our designated sales progresser.

9: Exchange of Contracts
Your solicitor will discuss with you the terms in the contract and advise you about the exchange date. Although this would have been discussed between you and us during the negotiations however exchanging contract is the time when everything becomes binding. You will also decide/reconfirm the completion date at the time of exchange of contracts.

10: Completion
This is generally few days or weeks after the exchange of contracts. You probably have already arranged a removal of your valuables to your new home, however if there are any last minute arrangements which you missed or perhaps when things go un-expected, we are here to help to organise removal or anything related for a swift move to your new home.
